Roof care for Greenwood’s subdivisions and older streets

About half the homes in Greenwood were built in 1996 or later, and many sit in subdivisions with an HOA. Our crews handle roofs, siding and gutters across the city and northern Johnson County.

What Greenwood roofs need as they age

In most Greenwood neighborhoods the roof is the first big part of the house to wear out, since it takes the sun, wind and hail head-on. About four in ten Greenwood houses date from 2000 or later, so an original roof from the early 2000s is now more than 20 years old. A roof in good shape keeps water out of the attic insulation and drywall, and it’s one less thing for a buyer’s inspector to flag.

Call (866) 242-1832 when something on the house doesn’t look right, such as a cracked ridge cap, a dented roof vent or a downspout that’s come loose. Some calls end with a few hail-bruised shingles swapped out on one slope. Others turn into a new roof, siding and gutters for the whole house, and we handle both.

Dynamic Restoration dates back to 2008, and the crews on our Indiana team cover northern Johnson County, from Greenwood to Bargersville, Whiteland and New Whiteland. We’re certified by GAF as a Master Elite® contractor, and the shingle roofs we install are GAF systems built around its Timberline HDZ® shingles. Before we price anything, you get a free inspection and a photo record of the roof, often from a drone.

Not every Greenwood house is a newer build. Older homes in the Greenwood Residential Historic District may still have plank decking under the shingles and a chimney that needs new flashing. We plan those jobs differently from a subdivision re-roof, with time set aside to check every board.

What Greenwood homes need

Help after hail or high wind in Greenwood

After a storm, a Greenwood roof can look fine from the street and still have bruised shingles, cracked ridge caps or a dented vent. We go up and photograph each spot, then check the siding and gutters for marks from the same storm. If a section is open to the weather, we cover it with a tarp until the repair.

If you file a claim, we meet your adjuster, review the damage with them and help with the paperwork. What the policy covers is your insurance company’s decision.

New roofs for Greenwood subdivisions

If your neighborhood has an HOA, it will usually want to approve the shingle and color before work starts. Once it does, we tear the old roof off, check the decking and install a complete system to the manufacturer’s exact specifications. A typical GAF system has Timberline HDZ® shingles over leak barrier and synthetic underlayment, with a Pro-Start® starter strip, Cobra® ridge vents and Seal-A-Ridge® caps.

Siding repairs after hail

Hail that dents a gutter often cracks the vinyl siding on the same side of the house. We replace damaged panels or whole walls. When a full re-side makes more sense, we install vinyl, insulated vinyl or James Hardie fiber cement in the profile and color you choose.

Seamless gutters for Greenwood homes

The gutters that came with a house 20 years ago may be too small for the roof above them, especially below a large or steep roof section. Our 5″ and 6″ seamless aluminum gutters are formed on site to each run, so there are no seams along the length to leak. Gutter Cap guards keep the downspouts clear.

What a Greenwood homeowner can expect from us

We walk you through the job as it happens, starting with what the photos show, then what we suggest, the date the crew arrives and the final cleanup.

  • The storm side checked top to bottom

After hail, we look at the roof, siding and gutters on the side that took the storm, because a dent in one often comes with a crack in another.

  • A matched set, not just shingles

Underlayment, leak barrier, starter, shingles, vents and ridge cap are installed together as one system, the way the manufacturer specifies.

  • Bigger gutters where the roof needs them

If your original gutters overflow below a large roof section, we can step up to 6″ seamless aluminum, formed on site for each run.

  • An easier HOA request

You get shingle samples and a product sheet to send your board, so the request names the line and color it will want to see.

Questions from Greenwood homeowners

Something else on your mind? Call (866) 242-1832 and ask.

Call (866) 242-1832
Do you serve Bargersville, Whiteland and New Whiteland?

Yes. Our crews work across northern Johnson County, and homes in all three towns get the same free inspection with photos as homes in Greenwood. If you’re not sure whether your roof was hit, the inspection will show you, with no obligation.

Will my HOA need to approve my new roof?

Many Greenwood subdivisions have an HOA that approves exterior colors and materials before work starts, so check your covenants or ask the board. We’ll give you the shingle line, the color name and samples to include with your request, so the work can start as soon as the board signs off.

Can I put a metal roof on a subdivision home?

Yes, if your HOA allows it. We install standing-seam metal roofing, which sheds snow well and has a clean, modern look on a porch, an addition or a whole house. We’ll show you how it compares with shingles during the inspection so you can decide.
