General
How an inspection, a storm claim and a project work.
What happens during a free roof inspection?
A field representative looks over the roof and, where it can be reached, the attic, checking shingles, flashing, vents, gutters and signs of leaks or storm damage. We photograph what we find, often with a drone, and go through the photos with you. The inspection costs nothing and commits you to nothing.
Will my insurance pay for hail or wind damage to my roof?
That depends on your policy and on what the insurance company’s adjuster finds. If a covered storm damaged the roof, the insurer may pay for the repair or replacement, less your deductible. We document the damage, meet the adjuster at your home, go over what we found and help with the paperwork. The insurance company decides what’s covered.
Do you pay or waive my insurance deductible?
No. The deductible is your share of a covered claim, and offering to pay or waive it is insurance fraud. Be wary of any contractor who offers to. What we can do is explain the scope the insurer approved, and talk about financing for anything outside it.
What should I do if my roof is leaking right now?
Call (866) 242-1832 and tell us what you’re seeing. Move belongings away from the leak, catch dripping water in a bucket and stay off the roof, especially when it’s wet or icy. We’ll talk about a temporary fix, such as a tarp, until a proper repair can be made.
How long does a roof replacement take?
Most homes are done in one to three working days once the materials are delivered. Size, steepness, the number of layers coming off, decking repairs and the weather all change that. We’ll give you a time frame for your house before the work is scheduled.
What warranties come with a new roof?
Your GAF shingles carry GAF’s lifetime limited warranty, and many of the products we install come with lifetime transferable coverage. As a GAF Master Elite contractor, we can also register GAF’s enhanced warranties on a qualifying complete GAF roof system. We’ll go over the options for your roof at the inspection.
When do I pay, and is financing available?
Payment is due on completion, after we walk the finished work with you. Financing is available for roofing, siding and gutter projects. Ask about it at your inspection, or call (866) 242-1832.
Do you do more than roofs?
Yes. We install and repair siding, seamless gutters and gutter guards, and soffit and fascia, so the outside of the house can be planned and handled by one company.
Roofing
Questions about roofing.
Do you serve my town?
If you’re in or around Indianapolis, yes. We work in Marion, Hamilton, Boone, Hendricks, Johnson, Hancock, Madison and Shelby counties, from Carmel and Fishers to Greenwood, Avon, Anderson and Shelbyville. If you’re not sure, call (866) 242-1832 or check our service areas page.
Which shingles do you install?
GAF. Every shingle roof we install is a complete GAF system, most of them built around Timberline HDZ® shingles, which can qualify for GAF’s enhanced warranties when a Master Elite® contractor like us installs them. For homeowners who want metal, we also install standing-seam metal roofs. You choose the shingle and the color, and we install the system to GAF’s exact specifications.
How much will my new roof cost?
It depends on the size and pitch of the roof, how many old layers come off, how much decking needs replacing and which material you choose. After the free inspection we give you a written proposal for your roof, so you aren’t working from a guess. You pay when the work is finished, and financing is available.
Can you help with my insurance claim?
If a storm damaged your roof, yes. Our part is documenting it, with photos of every slope and every hit, and then going through those findings with your adjuster when they come out to the roof. We also help with the paperwork. Whether the damage is covered is up to your insurance company and your policy.
What warranty comes with a new roof?
Every roof we install carries its manufacturer’s warranty, and many are lifetime and transferable. As a GAF Master Elite® contractor, we can register GAF’s enhanced warranties on qualifying complete GAF roof systems, including GAF’s Golden Pledge®, which is offered only through Master Elite contractors. We’ll go over which warranty fits your roof before you sign.
Can I finance a new roof?
Yes, financing is available. Either way, payment is made on completion, once the work is done and you’ve walked the finished roof with us. Ask about financing at your free inspection, or see our financing page for how it works. Our warranty page covers the manufacturers’ coverage in more detail.
How much does a roof replacement cost in Indianapolis?
It depends on the roof, so we price each one after the inspection. The biggest factors are the roof’s size, measured in squares of 100 square feet, how steep it is, how many layers come off, how much decking needs replacing, the shingle line you choose, and details such as chimneys, skylights and valleys. Your written proposal lists all of it, and financing is available.
Can you help with my HOA’s approval?
Yes. Many newer subdivisions have an HOA that approves exterior colors and materials before work starts, and we’ll give you the exact product and color names to submit with your application.
What should I do while I wait for you?
Move furniture and valuables away from the drip and put a bucket under it. If a ceiling is sagging with water, keep everyone out from under it. Don’t climb onto the roof, especially when it’s wet. Take photos of the damage inside, since they help if you file an insurance claim. Then call (866) 242-1832 so we can get the leak covered.
Can you match my existing shingles?
We match the style and color as closely as we can. Older shingles fade, and some product lines have been discontinued, so a repair on an older roof can show a little. We’ll show you the closest options before any work starts, so there are no surprises when you look up at the roof from the driveway.
Will insurance pay for my roof repair?
That depends on what caused the damage and on your policy. Damage from a storm may be covered, while a roof that has simply worn out usually isn’t. Your insurance company makes that call. If a storm is to blame, we photograph the damage, meet your adjuster on the roof, go over what we found with them and help with the paperwork.
Is a metal roof loud when it rains?
Not the way most people expect. The drumming you hear in a barn comes from metal on open framing with no insulation. A home’s metal roof goes over solid decking and underlayment, with an insulated attic beneath it. The Metal Roofing Alliance says a well-built metal roof doesn’t transmit any more sound than an asphalt roof, and that noise depends on the decking, insulation and installation.
Can you install a metal roof over my old shingles?
We don’t. The old roof comes off first, the same as with a shingle replacement, so we can check the decking and replace anything soft or rotted. The metal then goes over a sound, dry deck with new underlayment, installed to the panel manufacturer’s specifications. It’s more work on the first day, and it’s the right base for a roof meant to last.
How much more does a metal roof cost?
The price turns on the panel, the color, the size of the roof and how many valleys, dormers and openings it has, so we won’t guess at a number before we’ve seen it. After the free inspection we can price standing-seam metal and shingles for the same house, and you can weigh the cost against what each gives you. Financing is available.
Is the roof inspection really free?
Yes. There’s no charge for it and no obligation to hire us afterward. Every roofing, siding and gutter job we take on starts with one, because we won’t recommend work on a roof we haven’t looked at and photographed. If the inspection shows your roof is in good shape, that’s exactly what we’ll tell you.
Will you tell me I need a new roof?
Only if you do. Plenty of roofs need a repair, and some need nothing at all for now. The photos let you see the condition for yourself, so you aren’t taking our word for it. If a replacement is the honest answer, we’ll show you the damage or wear that leads us there and explain your options.
How often should a roof be inspected?
The National Roofing Contractors Association recommends that homeowners have their roof inspected at least twice a year, and again after severe weather such as a hailstorm. Spring and fall are natural times here, after the winter freeze-thaw and before the next one. Inspections from us are free, so you can book one before anything leaks.
Should I call my insurance company or a roofer first?
Either works, and calling us first is fine. A free inspection tells you whether the storm left damage worth a claim before you file. If it did, you file with your insurance company, and we share our photos and meet the adjuster when they come out. If the damage is minor, you may decide to repair it without a claim. Your policy and deductible shape that choice.
My roof isn’t leaking. Can it still have storm damage?
Yes. Wind can break the seal strips that hold shingles down without tearing them off, and hail can crack the mat under the granules. Neither leaks right away. Water finds those weak spots over the following months, often once winter’s freeze-thaw cycles work ice into the gaps. That’s why we inspect the roof up close instead of judging it from the ground.
Can you protect my roof until it’s repaired?
If a storm has opened your roof and water is getting in, call (866) 242-1832 and tell us. We’ll talk through the safest way to protect your home until the permanent repair, which can mean a tarp over the damaged area. Keep receipts for what you buy to protect the house. Many policies expect you to take reasonable steps to prevent further damage.
How long do I have to file a hail claim?
That’s set by your policy, so read it or ask your agent. Many policies set a deadline for reporting damage, and some set separate time limits for finishing repairs or recovering depreciation. An inspection soon after a storm usually serves you better than waiting for a leak, because photos dated close to the storm are easier to tie to it.
Can you repair a few shingles, or does the whole roof need replacing?
It depends on how many hits there are and where. Damage on one slope can often be repaired with matching shingles. Bruises and cracks across several slopes usually mean replacement, because the damaged shingles will keep failing and new ones patched in won’t match the rest. Matching is harder on an older roof whose shingles are weathered or discontinued. The chalk marks and photos show you why we recommend one or the other.
Why do you mark my roof with chalk?
Chalk makes each hit easy to see in a photo. We circle hits as we find them and count them within test squares, so the photos show you, and an adjuster if you file a claim, exactly where the damage is and how much there is. The chalk washes off in the next few rains.
Does hail damage siding and gutters too?
Often. Vinyl siding gets stiffer in cold weather, so an early-spring hailstorm can crack panels that would flex in July. Aluminum gutters and downspouts dent. We inspect the whole exterior on the same visit and photograph everything, so a repair or a claim covers the house, not just the roof.
Why did my first insurance check seem low?
On many replacement cost policies, the insurer first pays the actual cash value, less your deductible. The depreciation held back is often recoverable. Once the work is finished and you send proof, such as the final invoice, the insurer releases it. Not every policy works this way, and some set a time limit for claiming it, so check yours.
What happens if you find more damage during tear-off?
Some damage only shows once the old shingles come off, such as soft or broken decking. When we find it, we photograph it, show you and write up what it needs, so the insurer can be asked to add it to the claim (a supplement). The insurer decides whether to approve it. We won’t do extra work that changes your cost without telling you first.
Do I still pay my deductible?
Yes. Your deductible is your share of the loss, and it’s part of what you pay for the project. Indiana law prohibits a contractor from offering to pay or rebate any part of it to get your business, and we never do. Payment is made when the job is complete, and financing is available.
Siding
Questions about siding.
Should I repair my siding or replace it?
If the damage is limited to a few panels and the rest is sound, a repair usually makes sense, as long as we can match the profile and color. If panels are cracking, warping or coming loose on several walls, or there’s moisture damage behind them, replacement is the better investment. We photograph what we find and walk you through both options before you decide.
Vinyl or James Hardie, which is right for my home?
It comes down to budget, look and how long you plan to stay. Vinyl usually costs less, is lighter and never needs paint. James Hardie fiber cement costs more, is heavier and more rigid, and can be repainted later. Some homeowners use fiber cement on the front of the house and vinyl elsewhere. We’ll go over both at your free inspection, and you can try colors in the visualizer on this page.
Do I need HOA approval for new siding?
If your home is in a subdivision with an HOA, probably. Many HOAs in Central Indiana review exterior colors and materials before work starts, and some limit the colors or styles you can choose. Check your covenants or ask your HOA early, so approval doesn’t hold up your start date. We can give you the product names, colors and profile details the HOA needs.
Can you replace my siding and gutters at the same time?
Yes, and it often makes sense. With the old siding off, the fascia and trim behind the gutters are easy to inspect and repair, and new gutters go up against finished trim instead of being disturbed later. If your roof is due as well, we can plan it into the same project.
Is insulated vinyl siding worth the extra cost?
It depends on your walls and your goals. The foam backing makes panels stiffer, so they look straighter on older walls that aren’t perfectly flat, and it gives each panel more support against knocks. It adds some insulation, but the amount varies by product, and it doesn’t replace insulation inside the walls. We’ll show you standard and insulated options side by side, with the manufacturer’s ratings for each.
Can you replace just a few damaged vinyl panels?
Often, yes. Vinyl panels lock into each other, so a cracked panel can usually be unlocked and replaced without disturbing the rest of the wall. The harder part is matching. A new panel can look different beside one that has had years of sun, and discontinued colors and profiles can’t be bought new. When a close match isn’t possible, we’ll show you your options, such as re-siding the whole wall so the change falls at a corner.
Can vinyl siding be installed in winter?
It can, with care. Cold vinyl is stiffer and easier to crack while it’s cut and handled, and panels installed on a cold day need more room at the trim and corners for the expansion summer brings. We plan for the temperature on the day of the install. If a repair can wait for milder weather, we may suggest it, but we won’t leave a hole open to the weather.
How do I clean vinyl siding?
Most of the time, a garden hose, a soft brush and mild soapy water are enough. Rinse well so soap doesn’t dry on the panels. Mildew on a shady wall is common and usually washes off the same way. Go easy with a pressure washer, since spraying up under the laps can force water behind the siding, and check your manufacturer’s care guide for cleaners to avoid.
What warranty comes with James Hardie siding?
James Hardie sets its own warranties. Its website lists a transferable 30-year non-prorated limited substrate warranty on Hardie® fiber cement siding and trim, and a separate 15-year limited warranty on ColorPlus® finishes that covers paint and labor. The terms and conditions are James Hardie’s and can change, so we go over the current warranty for the products you choose before the job starts.
Is fiber cement worth it over vinyl?
If you plan to stay in your home a long time, want the look of painted wood or like the idea of changing colors later, fiber cement is worth pricing. It costs more than vinyl to buy and install, because the boards are heavy and take more labor to cut and hang. Vinyl is still the practical choice on a tighter budget. We’ll price both at your free inspection so you can compare.
How does fiber cement handle hail and freezing winters?
James Hardie describes its siding as resistant to hail damage and says its HZ5® products resist shrinking, swelling and cracking even after years of wet or freezing conditions. Large hail can still chip a board or mark the finish, and James Hardie offers touch-up products for nicks and scrapes. We check the siding on every storm inspection and photograph any damage we find.
Gutters
Questions about gutters.
Should I get 5″ or 6″ gutters?
It depends on your roof, not a rule of thumb. A 5″ gutter handles many homes well. A 6″ gutter carries more water, so we often suggest it for large roof areas, steep pitches, long runs or a valley that pours water into one corner. At the free inspection we look at each run and tell you which size we’d use there and why.
Do you repair gutters, or only replace them?
We do both. If your gutters are in good shape and the trouble is a few loose hangers, a leaking corner or a downspout that empties against the foundation, a repair may be all you need. If runs sag along their length, seams fail in several places or the metal is badly dented, replacement usually makes more sense. Either way, we show you photos of what we found.
Can you replace my gutters when you replace my roof?
Yes, and it’s often the easiest time to do it. With the old gutters off, we can see the fascia clearly and repair any rot before the new roof edge and gutters go on. Siding can be planned into the same project too.
Are hail-damaged gutters part of a storm insurance claim?
They can be. Hail that damages a roof often dents gutters and downspouts as well, so we photograph them during the storm inspection along with the shingles and siding. Your insurance company decides what’s covered. We can meet the adjuster at your home, go over what we found with them and help you with the paperwork.
How much do new gutters cost?
Gutters are priced mostly by the linear foot, so the length of your eaves sets the starting point. The size (5″ or 6″), the number of downspouts and corners, the color, removing the old gutters, any fascia repair and whether you add Gutter Cap guards all change the total. We measure at the inspection and quote the whole job in writing.
Do seamless gutters have any seams at all?
A few. Where two runs meet at a corner, the pieces are joined and sealed, and end caps close off each run. What seamless gutters remove are the joints along the straight lengths, which is where sectional gutters usually start to drip.
What colors can I choose?
Aluminum gutters come in a range of factory finishes, from white and almond to browns, bronzes and black. Most homeowners match the trim or fascia, and some match the siding or roof so the gutters blend in. If your HOA approves exterior colors, get its sign-off before we order, and we’ll match the color it approves.
Where should my downspouts go?
Where the water can get away from the house. We avoid emptying a downspout next to a basement window, an air-conditioner pad, a door or a walkway that freezes in January. We look at how your yard slopes, then place each downspout and extension so the water lands away from the foundation. If an outlet floods a bed, we can move it.
Do I need to be home on install day?
Not all day. It helps if someone is there at the start to confirm colors and downspout locations, and again at the end for the walk-through. The crew needs room around the whole house, so please move cars out of the driveway and keep pets inside while ladders are up.
Will I ever have to clean my gutters again?
Yes, just less often. Guards keep out most leaves and twigs, but fine debris still gets through or settles on top, and the surface can need clearing after heavy leaf drop. We won’t tell you guards are zero-maintenance. Water spilling over the front edge in a hard rain is the sign they need attention.
Can guards go on my existing gutters?
Often, yes. If your gutters are the right size, firmly attached, sloped toward the downspouts and not leaking at the seams, adding guards is a sensible upgrade. If they sag, leak or overflow because they’re too small, a guard on top just covers the problem. In that case we’d recommend new seamless gutters, with the guards installed at the same time.
Do gutter guards stop ice dams?
No. Ice dams start when heat escaping through the attic melts snow higher on the roof and the water refreezes at the cold eaves. Insulation, air sealing and attic ventilation address that, not guards. What a guard can do is keep leaves from freezing into a solid plug inside the gutter. If you see ice dams every winter, ask us to look at your roof and attic ventilation at the inspection.
How do guards handle pine needles?
Pine needles are the hardest test for any guard. They slip through screens with larger openings and can get stuck in them, while finer mesh and hood-style guards keep more of them out. Needles also pile up on the guard surface itself, so homes under pines still need the guards cleared from time to time. We’ll look at your trees and tell you what to expect.
