Keeping an older Anderson house dry and sound

Owners of older Anderson houses know the upkeep never quite ends, and the roof is the part that protects all the rest. Census Bureau figures show nearly one in four Anderson homes dating from 1939 or earlier, and about 48% from before 1960. A sound roof keeps water off the old lath, plaster and framing, and its age and condition come up whenever the house is sold.

Call (866) 242-1832 when you see daylight between the attic boards, a stain spreading near the chimney or a gutter pulling away from the fascia. We’ll reflash one chimney, replace a run of soft fascia or strip every layer and put a new roof on the whole house.

Dynamic Restoration has put roofs on houses since 2008, and in Madison County our Indiana crews take jobs in Anderson, Pendleton, Lapel, Alexandria and Elwood. We carry GAF’s Master Elite® certification and install GAF shingle roofs, along with vinyl siding and on-site seamless gutters. Nothing gets quoted until we’ve done a free inspection and shown you the photos, often taken by drone.

The West Central Historic District alone has about 200 buildings from the late 1800s into the first half of the 1900s. Their styles run from Italianate and Shingle Style to bungalows, Dutch Colonials and American Foursquares. On houses that old, we often find several roofs stacked on the original plank decking, chimney flashing that has pulled loose and gutters that no longer slope toward the downspouts.

What Anderson homes need

Storm damage on an older Anderson house

On a house built before 1960, wind and hail often go after what was already worn. That might be brittle shingles, chimney flashing pulled away from the brick or a gutter hanging from soft fascia. We inspect the roof, siding and gutters, photograph each problem and cover any opening with a tarp before the next rain.

Our photos show every spot as we found it, so you and the adjuster are looking at the same record. If you file a claim, we meet the adjuster, walk through our record of the damage and help with the paperwork. Your insurance company makes the coverage decision.

Replacing the roof on an older Anderson house

We strip every layer down to the boards. On homes this age, that’s where the real story usually is, whether it’s soft decking, wide gaps between planks or old patch jobs. We show you photos of what turned up and replace what’s needed. After that, the new roof system goes on as the manufacturer specifies, including leak barrier along the eaves to guard against ice dams.

Repairs that fit the problem

Not every leak needs a new roof. Chimney and wall flashing, pipe boots and a handful of blown-off shingles can be fixed on their own. We show you the source of the leak in a photo and explain the fix before we do it.

Low-maintenance siding for older homes

If your siding needs paint every few years, vinyl or insulated vinyl can end that chore. Insulated panels have a layer of foam bonded to the back. As the old siding comes off, we check the sheathing and trim and fix rot before the new panels go up.

Gutters, soffit and fascia

When gutters overflow, water soaks into the fascia, then the soffit and eventually the walls. We replace sagging runs with new 5″ or 6″ seamless aluminum gutters made at the house, and repair the soffit and fascia behind them.

What an older Anderson house gets from us

From the first walk around your house until the work is done, we tell you what we uncovered, what it will take to fix and when to expect us.

  • A roof that suits the house’s style

We help you pick shingle colors and profiles that look right on a bungalow, a Foursquare or an Italianate house, and show you samples first.

  • Chimneys sealed where they meet the roof

We install new metal flashing where the roof meets the chimney brick, rather than covering old gaps with more sealant.

  • Decking you’ve seen for yourself

Once the old layers are off, you get photos of the planks, and we replace only the ones that are soft or split.

  • A drier, better-vented attic

Ridge vents and clear soffit intake let hot, damp air escape, which helps the attic insulation stay dry and do its job.

Questions from Anderson homeowners

Something else on your mind? Call (866) 242-1832 and ask.

Call (866) 242-1832
My house is about 100 years old. Can it take a new shingle roof?

In most cases, yes. What matters is what’s under the shingles. After the tear-off we check the decking and framing, show you photos of any boards that need replacing and explain the fix before the new roof goes on.

Do you work in Pendleton, Lapel, Alexandria and Elwood?

Yes. A house in Elwood, Lapel or out in the country gets the same visit as one in Anderson. That means a free inspection, a look through the photos together and a recommendation you can think over.

Should I replace the gutters at the same time as the roof?

Often it’s worth it, since gutters on older homes may be pitched wrong or hung on soft fascia. The tear-off is a convenient time to fix both, because the drip edge and gutters can be set together. If yours are in good shape, we’ll tell you so.
