Keeping a Carmel home dry, from the roof down

Few Carmel homeowners think about the roof until a stain shows up on a ceiling, yet it shelters everything below it, from the framing to the furniture. Census Bureau figures put about a quarter of the houses here in the 1970s and 1980s, and roughly two-thirds in 1990 or later. A sound roof keeps the house dry today and still counts with buyers when you decide to sell.

Call (866) 242-1832 if a shingle lifts in the wind, a valley starts to drip or water spills over the gutters onto the stonework. In Carmel we take on anything from resealing one flashing joint to a full tear-off on a large roof with several planes.

Our roofers have been at it since 2008, and in Hamilton County the Indiana team takes on homes in Carmel, Westfield, Fishers and Noblesville. We hold GAF’s Master Elite® certification and install complete GAF roof systems, along with James Hardie fiber cement siding. Before any work is planned, there’s a free inspection with close-up roof photos, often shot from a drone.

A 1970s or 1980s Carmel house may be on its second roof yet still have its original decking, fascia and gutters. The mid-century modern homes of the Thornhurst Addition, built from 1956 to 1971, are older still. Newer houses often pair brick, stone and siding under several roof planes, in HOA communities that approve colors and materials before work begins.

What Carmel homes need

A replacement roof for a Carmel house

We tear the old shingles off down to the deck, so soft or rotted boards get found and fixed before anything new goes on. Then we install a complete roof system to the manufacturer’s exact specifications, from leak barrier and underlayment to ridge vents and caps. Our GAF Master Elite® certification means a qualifying GAF system can be registered for GAF’s enhanced warranties.

What strong wind does to a big Carmel roof

Many of the larger homes here have several roof planes, with hips, valleys and flashing wherever the roof meets brick, stone or siding. Strong gusts often go to work on those edges and joints first. The damage isn’t always obvious from the driveway. A lifted shingle can lie flat again once the gusts stop, and the broken seal underneath may only show up as a leak months later.

We check every plane, often by drone, photograph whatever the wind loosened and tarp any opening that could let water in. If you file a claim, we meet the adjuster at the house and help with the paperwork, and your insurer decides what the policy covers. When shingles need replacing, we give you the product and color names your HOA will ask for.

Fiber cement next to brick and stone

Plenty of homes here pair a masonry front with siding on the sides and back. When that siding is cracked, faded or loose, James Hardie fiber cement is a tough replacement that holds its shape and paint well. We install it to James Hardie’s instructions, so it meets the stone, corners and window trim cleanly.

Guards for gutters under mature trees

Many subdivisions from the ’70s and ’80s have tall trees now, and every fall their leaves end up in the gutters. We install Gutter Cap guards over new or existing seamless gutters to keep leaves out and water moving.

What Carmel homeowners can count on

We keep you posted between the inspection and the cleanup: what the photos show, what the work involves and which day the crew arrives.

  • A roof that suits the stonework

We help you choose a shingle line and color that sits well with your brick, stone and siding, and we bring samples to hold up against the house.

  • Flashing at every wall joint

Wherever a roof plane meets brick, stone or siding, we install new flashing, so the joints that wind and rain test first stay sealed.

  • Proven products on every surface

Shingles come from GAF and siding from James Hardie, each installed to its maker’s instructions.

  • An attic with room to breathe

On a 1970s or 1980s house, we check the intake and exhaust vents during the re-roof and add ridge vents where they’re missing, so hot, damp air can escape.

Questions from Carmel homeowners

Will my HOA need to approve a new roof or siding?

It depends on your neighborhood. Many Carmel subdivisions have covenants that put exterior colors and materials up for HOA review, so check yours before the work is scheduled. You choose the shingle or siding line and the color, and we’ll give you the exact manufacturer and product names to put on the application.

Do you work on Carmel’s mid-century homes?

Yes. We work on houses of every age in Carmel, including the mid-century modern homes of the Thornhurst Addition, built from 1956 to 1971. On a house that age, the tear-off lets us see the decking, and we show you any soft boards in photos before we replace them.

My house was built in the 1980s. Does it need a new roof?

Age alone doesn’t decide it. Some roofs from that era have already been replaced once; others are still holding up. We inspect the shingles, flashing and decking, photograph what we find and tell you whether a repair will do or a replacement makes more sense.
